A resort looks like a consumer business and only half of it is. The nights that fill a shoulder season are bought by companies: corporate travel programs, conference and incentive planners, tour operators and destination management companies, embassies and international organizations.

Those buyers sit outside the country the property sits in. That is the defining fact of a destination market. The person choosing where two hundred people go next spring is in London, Dubai, Frankfurt or Chicago, not in the lobby.
